What’s My Property Worth on the Wellington Rental Market?

Beni Tesoriero

Setting the right rent is one of the most important steps in successfully managing your investment property. Price it too high, and your property could sit vacant for weeks. Price it too low, and you’re leaving money on the table. Wellington is very competitive so accurate pricing is essential.

So how can you work out what your property is really worth on the rental market? The good news is there are a few tools and methods you can use yourself to get a solid estimate.

Step 1: Use the Tenancy Services Bond Data

The Tenancy Services website provides up-to-date bond data that shows the median rent paid for different property types in each suburb.

  • Head to the Tenancy Services homepage
  • Select your suburb and property type (e.g. 3-bedroom house).
  • You’ll see the median, lower, and upper quartile rents currently being paid.

This is a fantastic starting point because it’s based on actual rents lodged with Tenancy Services, not just advertised prices.

Step 2: Check Comparable Listings on Trade Me

Next, jump over to Trade Me Property and search for rental listings in your area that are similar to yours in size, condition, and features.

When you’re looking at these listings, don’t just focus on the asking rent. Pay attention to:

  • Number of views – A listing with thousands of views but still sitting on the market may suggest it’s overpriced.
  • Days listed – If it’s been online for weeks with no takers, that’s another sign the rent might be set too high.
  • Quality and presentation – Photos, description, and even the time of year can affect how quickly a property rents.

By comparing several similar properties, you can start to see where your property might realistically sit in the market.

Professional tools that we use

As property managers, we also have access to additional tools like:

  • Trade Me OneHub – which provides deeper insights into listing performance and market demand.
  • Property Guru – which combines market rent data with ownership and valuation insights.

These resources give us an even clearer picture of what’s achievable in the current market, helping us advise landlords with confidence.

Why It Matters

Getting the rent right means:

  • Attracting tenants faster 👨‍👩‍👧‍👦🏠
  • Minimising vacancy periods.
  • Keeping your property competitive in the local market.
